• A 50% Booking Deposit is required at the time of the reservation; holiday reservations are subject to payment in full.
• Full Payment is required within 60 days prior to the scheduled arrival date.
• Full Payment not received by 60 days prior to the reservation start date will result in cancellation of the reservation.
• A 10% cancellation fee will apply to reservations cancelled prior to 60 days from the date of arrival.
• Any reservation cancelled within 60 days, inclusive of reservations where full payment has not been received, will be liable for the full cost of the reservation, without exceptions.
• In the event the owner is able to re-reserve the property, covering a minimum of 80% of the original reservation time period, the owner at their discretion may refund up to 80% of the full original reservation price, less 10% cancellation fee.
• Rescheduled reservations may be subject to a 10% rebooking fee. Reservations within 60 days of arrival are not eligible for reschedule.
• Booking fees made through 3rd party channels, such as VRBO or AirBNB are non-refundable. Reservations made directly through Ka’anapali Luxury Vacation Rentals are exempt from any booking fees.

1. Renters must be at least 25 years of age.
2. The primary Renter listed on the reservation must be present at the time of Check-In, and present valid ID and credit card.
3. Suites are restricted to the number of guests listed on the reservation and subject to maximum persons per individual suite policy.
4. Suite damage that extends beyond general wear and tear will be the responsibility of the guest. This may include; excessive sand, broken or damaged dishware, stained or damaged furniture, leftover food and dishes.
5. Guests must also abide by all respective Resort Policies for each suite; found in the each individual suite compendium upon check-in.
6. No Pets Are Allowed
7. No Smoking Allowed; vape type applications inclusively restricted.
8. No Spray Sunscreen or Tanning Spray Application Allowed
9. No Functions are Allowed
10. No Commercial or Drone Photography is Allowed.
11. Ka’anapali Luxury Vacation Rentals is not responsible for lost, stolen or missing items. Reasonable efforts will be made to recover any such items. Lost items may be subject to a return mailing fee.
12. Quiet Hours are between 10:00 p.m. and 8:00 a.m, however Good Neighbor Policy applies at all times, and excessive disturbances are not allowed. Ka’anapali Luxury Vacation Rentals will take all necessary means to ensure guests are free of disturbances during their stay, however such is not grounds for termination of rental agreements.

Additional Suite Notes:

• The Nana Wall Doors on Honua Kai Resort suites are sensitive, please use gently. Damage will be at the expense of the guest.
• Keys will be made available at the time of check-in. Lost keys may be subject to a re-key fee; $20-$50.

Check-Out time is 11:00 a.m. and Check-In time is 4:00 p.m. for all suites and and reservations unless specified otherwise. Guests in the suite past this time will be subject to lockout and additional nightly fees. Arrangements for a late Check-In or Check-Out, for a fee, must be made through Ka’anapali Luxury Vacation Concierge, prior to arrival.

Any violation of the above policies will forfeit your rental agreement, and may lead to additional actions not limited to trespass and recovery of all costs, inclusive of suite damages.

Ka’anapali Luxury Vacation Rental properties are individually owned.  Nightly rates and minimum stay requirements may vary by season and by property. Owners reserve the right to change any rates at any time.  Rates are valid only for the time period selected.

Hawaii State Accommodations Tax applied to reservations is 10.25%.  Hawaii State General Excise Tax applied to reservations, resort fees and additional charges is 4.167%.

Direct reservations are subject to a credit card fee of 3% for all domestic credit cards and 5% for all international credit cards.

Booking fees paid to 3rd party vendors such as VRBO or AirBNB are between the guest and such booking parties, and are refundable only per those site policies and not the liability of Ka’anapali Luxury Vacation Rentals.
